Scope of the Role:
The Turnover Manager is responsible for leading and managing all project turnover and handover activities, ensuring the successful transition of completed systems, assets, and documentation from construction to the client or operations team. The role coordinates cross-functional teams, oversees completions processes, manages turnover documentation, and ensures all contractual, quality, and regulatory requirements are achieved prior to handover.
Key Responsibilities of the Role:
- Lead the planning, execution, and management of project turnover activities.
- Coordinate turnover requirements between construction, engineering, quality, document control, and client stakeholders.
- Manage system completions, punch list closure, and turnover readiness processes.
- Oversee the preparation, review, and submission of turnover documentation, including as-built drawings, quality records, certifications, and O&M manuals.
- Monitor turnover schedules and key milestones to ensure timely project delivery.
- Track and report turnover progress, risks, and challenges to project leadership and clients.
- Facilitate client inspections, acceptance processes, and final handover activities.
- Ensure compliance with project specifications, contractual obligations, and quality standards.
- Support project closeout activities and the successful transfer of assets to operations.
Essential Criteria for the Role:
- Degree or diploma in Engineering, Construction Management, Project Management, or a related discipline.
- Proven experience in turnover, completions, commissioning, project closeout, or construction project delivery.
- Strong understanding of system completions, turnover processes, and project lifecycle requirements.
- Experience managing turnover documentation and document control systems.
- Excellent stakeholder management and communication skills with the ability to coordinate multidisciplinary teams and client representatives.
- Strong organisational, planning, and reporting capabilities.
- Ability to manage multiple priorities and deliver to demanding project schedules.
- Knowledge of quality assurance, regulatory compliance, and contractual handover requirements.
- Proficient in Microsoft Office and project management/document management software.
Desirable Criteria:
- Experience working on large-scale data centre, advanced technology, pharmaceutical, life sciences, or industrial construction projects.
- Familiarity with commissioning and startup activities.
- Knowledge of digital turnover and completions management platforms.
- Professional certification in Project Management or Construction Management.
- Experience working in an international project delivery environment.
